Causes
What usually turns out to be wrong
- Fittings simply reaching the end of their life — washers, seals, cisterns and flexible connectors all wear out.
- Pressure that is above what the installation was designed for, which shortens the life of everything downstream.
- Original galvanised or fibre-cement plumbing in an older home.
- A renovation that moved fixtures without upgrading the pipework feeding them.
- Supply interruptions, which is why tanks, pumps and change-over kits have become ordinary requests.
Preparation
What to tell the plumber
These are the details that let a plumber arrive with the right equipment and quote without a second visit.
- What you want done, in your own words. A photo of the fixture, the pipework or the ceiling saves a wasted visit.
- What is installed now — brand, size or age if you can see it on a plate or a label.
- Whether you are supplying the fittings or you want the plumber to supply them.
- Whether tiling, carpentry or an electrician will also be needed.
- Whether this is for a property transfer, because a certificate has its own scope and timing.
- Access and property type, and any complex or estate rules about working hours and contractors.
- When you need it done, and whether you have a deadline from a conveyancer or a tenant.
Pricing
What changes the price
We do not publish rates. These are the variables that move the number the plumber gives you.
- Scope — one tap washer and a full bathroom re-plumb are the same trade and nothing else.
- Whether fittings are supplied by you or by the plumber, and the range chosen.
- How much of the existing pipework has to be replaced to make the new work sensible.
- Tiling, plastering, painting and carpentry to make good afterwards.
- Access, floor level and whether a wall, slab or paving has to be opened.
- Whether a gas practitioner or an electrician is needed for part of the work, each with their own certificate.
- Inspection and certification time if a compliance certificate is part of the job.
Standards and paperwork
Compliance you should know about
South African plumbing has real standards behind it. Knowing which ones apply is how you tell a proper quote from a cheap one.
- Plumbing work you may need certified should be done by a plumber registered with the Plumbing Industry Registration Board (PIRB) or a member of the Institute of Plumbing South Africa (IOPSA). Ask for the registration number — you can verify it before work starts.
- Gas water heating and gas appliance installations must be done by a registered gas practitioner and come with a gas certificate of compliance. It is a separate registration from plumbing.
- Electrical work — a geyser isolator, a pump circuit, an under-floor heating connection — falls under SANS 10142-1 and needs an electrical certificate of compliance from a registered person.
- Some municipalities require a water installation certificate of compliance on property transfer; the City of Cape Town is the best-known example. If you are selling, ask early rather than in the week of registration.
- Boreholes and wellpoints must be registered with some municipalities, and rainwater or greywater reuse must not be cross-connected to the municipal supply. Ask your plumber how the installation will be kept separate.
Before you book a non-urgent job
- 01Take photos in daylight — the fixture, the pipework behind or under it, and the room. Most quoting problems are missing context.
- 02Find your main stopcock and your geyser isolator, and check that they actually work, so an ordinary job cannot become an emergency.
- 03Write down the model or size from any plate or label on existing equipment.
- 04If it is for a sale, confirm with the conveyancer exactly which certificates are required and by when.

How do I check that a plumber is registered?
Ask for a PIRB registration number or IOPSA membership and confirm it with the relevant body before work starts. A registered plumber is what makes a compliance certificate meaningful — an unregistered one cannot issue it, whatever the invoice says.
Do I need a plumbing certificate to sell my house?
It depends on the municipality. Some, including the City of Cape Town, require a water installation certificate of compliance on transfer. Ask your conveyancer which certificates apply in your area and get the inspection booked early, because the plumber may find work that has to be done first.
Can a plumber install a water tank and pressure pump?
Yes, and it has become one of the most common non-emergency requests in South Africa. It involves the tank and its base, the inlet and change-over arrangement, the pump, and an electrician for the pump circuit. Say whether you want it to feed the whole house or only part of it.
Can you quote from photos alone?
For a simple like-for-like fitting, sometimes. For anything involving pipework you cannot see, a plumber who quotes without looking is guessing, and the number will change. Photos are for narrowing the job down, not for replacing the visit.
Is a running toilet worth calling someone about?
A cistern that keeps refilling wastes water continuously and shows up on the bill. It is usually a worn inlet or outlet valve and one of the least expensive things on this list to put right.
