Geyser repair and replacement in Durban

Hot-water demand is lower on the coast but geysers fail here just as often, and the coastal air is unkind to safety valves, brackets and anything else exposed. In older Berea and Glenwood homes the cylinder is frequently in a cupboard or a low roof space rather than a big open loft, so tell the plumber where yours is and how you get to it.

One request goes to one local plumbing business. The plumber inspects the job and sets the price — this page never quotes one.

What you are probably seeing

  • No hot water at all, or hot water that runs out far sooner than it used to.
  • Water dripping or pouring from the overflow pipe on the eaves or outside wall.
  • A brown ring, a sagging board or water running down a light fitting in the ceiling.
  • The earth leakage or the geyser breaker tripping every time you switch it on.

Durban conditions

Why this job is different in Durban

Durban's climate does most of the damage. Humid subtropical air, heavy summer downpours and coastal salt shorten the life of exposed metal and overload yard drainage that copes fine for nine months of the year. The Berea, Glenwood and Morningside stock is older with the pipework to match; Umhlanga, La Lucia and the Upper Highway suburbs are newer and denser.

  • High summer rainfall overwhelms yard drainage, gullies and stormwater, and turns marginal sewer lines into backups.
  • Humidity and coastal salt corrode exposed valves, brackets and galvanised pipework unusually quickly.
  • Steep erven and retaining walls in the Berea and Upper Highway areas complicate access to drain runs.
  • Supply interruptions can introduce air into pipework, which shows up as knocking and spluttering taps afterwards.
  • Dense flat and townhouse stock along the coast means shared stacks and shared drainage.

If your geyser is leaking right now

  1. 01Switch off the geyser at the isolator switch or the dedicated breaker in the distribution board. An element that keeps heating an empty or half-empty cylinder will burn out.
  2. 02Close the cold-water isolating valve to the geyser, or the main stopcock if you cannot find it.
  3. 03Stay out from under a sagging or dripping ceiling and move anything valuable out of the room.
  4. 04Photograph the geyser, the ceiling and the water before anything is cleaned up or removed — insurers ask for this.

Symptoms

What you are probably seeing

  • No hot water at all, or hot water that runs out far sooner than it used to.
  • Water dripping or pouring from the overflow pipe on the eaves or outside wall.
  • A brown ring, a sagging board or water running down a light fitting in the ceiling.
  • The earth leakage or the geyser breaker tripping every time you switch it on.
  • Knocking, popping or rumbling from the cylinder, or rust-coloured hot water.

Causes

What usually turns out to be wrong

  • A failed element or thermostat — the most common no-hot-water fault, and a repair rather than a replacement.
  • A worn safety valve or pressure-control valve, which shows up as constant discharge from the overflow.
  • A corroded or perished anode, which shortens the life of the cylinder long before it bursts.
  • A split cylinder, which cannot be repaired and needs a full replacement.
  • An installation that was never fully compliant — missing drip tray, missing vacuum breakers, or no pressure control.

Preparation

What to tell a Durban plumber

Include these in the quote request. They are what let a plumber arrive with the right equipment instead of booking a second visit.

  • Cylinder size in litres if you know it (the plate on the geyser usually says 100 ℓ, 150 ℓ or 200 ℓ), and whether it is electric, solar or a heat pump.
  • Where it sits: in the roof, above a ceiling trapdoor, in a garage, or bracketed to an outside wall.
  • Roughly how old the installation is, and whether it has ever been replaced.
  • Whether you have already switched off the isolator and closed the cold-water valve.
  • Whether the ceiling, cornices or flooring are wet or damaged.
  • Whether you intend to claim from household insurance — that changes the paperwork the plumber must give you.

Pricing

What changes the price

We publish no rates for this job in this city, because an honest one cannot be written before someone has seen it. These are the variables that move the number.

  • Repair versus replacement — an element and thermostat is a different job from a new cylinder.
  • Size and pressure rating of the replacement cylinder, and whether the existing pressure-control valve matches it.
  • Bringing the installation in line with SANS 10254: drip tray and overflow, safety valve, vacuum breakers, isolating valve and insulated hot-water pipework.
  • Access — a roof space with a small trapdoor, a double-storey home or a tiled roof takes longer than a garage wall.
  • Whether an electrician is needed for the isolator, wiring or an electrical certificate of compliance.
  • After-hours or weekend callouts, and any ceiling, cornice or paint repairs afterwards.

Standards and paperwork

Compliance that applies to this job

  • SANS 10254 covers the installation, replacement, repair and maintenance of fixed electric storage water heating systems. A compliant installation includes a drip tray that drains where you can see it, a working safety valve, vacuum breakers on the hot and cold sides, an isolating valve and pressure control.
  • The water-side work should be certified by a plumber registered with the Plumbing Industry Registration Board (PIRB) or a member of the Institute of Plumbing South Africa (IOPSA). Ask for the registration number and the certificate before you pay.
  • Electrical work on the isolator or the wiring falls under SANS 10142-1 and needs an electrical certificate of compliance issued by a registered person — that is a separate certificate from the plumbing one.
  • For new buildings and major alterations, SANS 10400-XA limits how much of the annual water heating may come from electrical resistance heating. Ask your plumber whether it applies to your job before you commit to a like-for-like swap.
  • Many household insurers cover a burst geyser but attach conditions — an approved supplier, prior authorisation, or a compliance certificate on completion. Read the policy wording before you authorise work.

Questions

Geyser in Durban: common questions

Can a leaking geyser be repaired instead of replaced?

It depends where the water comes from. A dripping valve, a perished washer or a weeping pipe connection is a repair. Water coming from the cylinder itself means the inner vessel has failed and no patch is legitimate — that is a replacement. A plumber tests the element, thermostat and valves before condemning a cylinder, so ask what was tested.

Why is water pouring out of the overflow pipe outside?

The overflow is doing its job: something is releasing pressure. That is usually a failed safety valve, a pressure-control valve that is no longer regulating, or an over-pressurised supply. It is a fault to diagnose, not a nuisance to ignore, because the same pressure sits on the rest of your plumbing.

Which certificates should I get for a geyser replacement?

Ask for a plumbing certificate of compliance from a PIRB- or IOPSA-registered plumber for the water installation, and an electrical certificate of compliance from a registered person if any electrical work was done. Get them in writing with the invoice — insurers and conveyancers both ask for them later.

Does the plumber have to fit a drip tray?

A compliant installation includes a drip tray with an overflow that discharges somewhere visible, so the next failure shows up outside rather than through your ceiling. If a quote leaves the tray out, ask why.

How much does a geyser cost?

We do not publish a figure, and you should be sceptical of any site that does without seeing your roof. The cylinder is only part of it — valves, pipework, access, electrical work and any ceiling repair change the total. The plumber who inspects the installation gives you the number.
